This Webpage is designed to give you information on GEH Rentals College Student Rentals located at 35 E. Carpenter Street, 79 N. Congress Street and 12 West Union Street.  All rentals at these locations are Ohio University Student Rentals rented on a Semester basis.  The pictures show what the rentals look like after being reconditioned during the summer months.  This reconditioning occurs every summer.  GEH Rentals also has Family Rentals located in Nelsonville and Chauncey, and Vacation Rentals.

No Pets Allowed:
No pets are allowed in any of the apartments. 

Location of Rentals:
12 1/2 A & B West Union Street is one half block from Ohio Univeristy Main Campus gate.

79 and 79 1/2 N. Congress Street is located 3 blocks from Ohio University Main Campus gate. 

35 A, B, and 1/2 East Carpenter Street is located 3 blocks from Ohio University Main Campus gate.

Parking Information:
 79 and 79 1/2 N. Congress Street have off street parking provided for tenants at no additional charge.  PARKING IS FOR TENANTS ONLY.  Tenants are not permitted to rent unused parking spaces.
 
35 A, B, and 1/2 East Carpenter Street have off street parking provided for tenants at no additional charge.  PARKING IS FOR TENANTS ONLY.  Tenants are not permitted to rent unused parking spaces.
 
12 1/2 A and B West Union Street is located in downtown Athens, one half block from the Ohio Universtiy Campus and does not have off street parking.

Garbage Collection:
Weekly garbage and recycling collection information will be given to tenants at the time of move in.  Tenants are expected to remove gabage and recycling from the rental unit weekly and deposit in garbage or recyling cans.  The tenants must then take these cans to the street on garbage and recycling collection days and return the cans to the storage area.

Noise and Parties:
Tenants are expected to respect the rights of neighbors when it comes to noise and parties.

Excess Occupants not on lease:
Athens City has strict rules about the number of person who may occupy rental units.  Your rental unit may not have tenants who are not on the lease.  The city has a new disclosure form that you must present to the Code Enforcement office if they request the form upon inspection to see if you have more occupants in the rental unit than permitted.

Gas, Electric, Telephone, internet, water, sewer, garbage, and Cable:
The tenants are responsible for gas, electric, telephone, intenet, water and sewer, garbage, and cable.  Tenants will find gas, electric, water and sewer on at the time of move in.  Tenants must turn gas, and electric into their name within 5 days after move in.  Tenants can turn telepone, internet and cable on at their discretion.  Athens City require the water and sewer to remain in the landlord's name with a duplicate bill to the tenants.  Tenants must pay the water and sewer bill directly. 

Ice and Snow removal:
Tenants are responsible to remove ice and snow from sidewalks with in 4 hours after a winter event.

Yard mowing:
The landlord will mow the yards at no cost to the tenants.

Payment of Rent:
Rent must be paid when due.  There is a $5.00 per day late fee.  Rent may be paid in person at 26 S. Congress Street or mailed to Garry Hunter, 26 S. Congress Street, Athens, Ohio.

Defacing of walls and carpets:
Defacing of walls and carpets will result in a deduction from rental deposits.

Dirty Apartments at move out will result in a charge:
An apartment not left in the same condition in which it was turned over to the tenants, reasonable wear and tear excepted, will result in a deduction from the tenant's deposit.  These deductions are assessed equally to all tenants, unless a specific tenants claims responsibility.

Failure to Return Apartment Key:
There is a charge of $15 per key for the failure to return an Apartment key at the end of the rental period.

Cleanliness of Rental Unit:
Tenants are provided a rental unit that is cleaned and painted at the time of move in.  Tenants are expected to keep the property in a clean and neat manner.

Congress Street and 12 West Union Street.  All are Ohio University Student Rentals rented on a three quarter basis.  The pictures show what the rentals look like after being reconditioned during the summer months.  This reconditioning occurs every summer.

Deposit:
All College Student Rentals require a yearly deposit of $500 per person.  If tenants desire to rent for a two year period, any rental deductions will be made at the end of the first year and the tenant will be required to bring the deposit up to $500 before the start of the second year.

Maintenance:
It is recognized that maintenance issues do arrise.  Please call 592-5580 to report the need for a maintenance service call.  Please do so if at all possible Monday to Friday.  Maintenance personnel will not work on weekend except in a real emergency situation.

Washer and Dryer:
All apartments, except 12 1/2 B, are supplied with a washer and dryer.
